Every custom build starts with the same fork in the road: build from scratch, or find something already standing and make it work. I stood at that fork longer than I'd like to admit, running numbers on both sides until the spreadsheet had its own spreadsheet. If you're standing there now, here's what I wish someone had laid out for me plainly, instead of in real estate agent optimism or contractor small print. Neither path is cheaper.
